Where to visit in Savannah, GA?

My fiance and I are planning on taking a trip to Savannah. What are the must-see places? And where is a safe and decent place to stay that is walking-distance to all the good spots? We have heard about the ghost tours they have, and we thought that'd be fun, as well as going to Paula Dean's restaurant. What else is there?
