How much should rent be per month for this property?

I am looking to rent a townhouse, but I don't know what the rent should be, what they're asking seems sort of expensive. It's a brand new, just built 3 bedrooms, 2 1/2 baths, all hardwood and ceramic tile, stainless steel appliances, fenced in yard, jacuzzi tub in the master bath, fireplace in the living room, and it's about 1600 square feet. I can't get any comps of other rental properties because all of the other properties in the area of the townhouse are owned, not rented. Please let me know what you would expect to pay in your area for such a property, or what you think it would cost in a small-medium sized city. Thanks so much!
